Grease a 9x13 pan

Prepare pancake mix using 3 cups of dry mix and appropriate amount of water as specified by pancake mix

Mix 4 Tbsp butter (melted) with 1/3 cup brown sugar and 1 tsp cinnamon.

Spoon brown sugar/cinnamon/butter mixture over batter, and slice a knife through to swirl.
